So we sold our house now what?

When a house goes under deposit or an offer is accepted that is when the real work begins.  Having an experienced agent really counts when it comes to getting to the closing table.  Once there is an accepted offer and terms the next step is an inspection.  Usually the offer will be contingent upon the inspection results.  The inspection should never be used for further negotiations or getting the seller to give you a better price.  A buyer needs to have a complete inspection and should use an inspection company that they have chosen.  Some common inspection items are : well, septic, structure, radon, lead, pest.  If something is found on the inspection report and it is a safety issue the sellers would be expected to repair prior to closing.  If there is a problem with any of the above test then usually it would be corrected as well but sometimes negotiated.  There is a property disclosure law in CT and the buyer should always review the disclosure prior to inspection.  Inspections are expensive buy very important. Once the inspection is complete then the contracts are signed and the financing is obtained.  You can expect an average of 60-90 days for a closing with a mortgage.  visit my website for more information on real estate.
